REAL ESTATE MANAGEMENT


Buy and sell of properties
We have direct contacts on house and lot owners, who are assisted by our REAL ESTATE BROKERS. They are ready to assist you too.

Construction or Renovation of House
We have reliable CONTRACTORS, complete with their own staff of engineers, architects, heavy machine operators, and others to build a house for you.

Repair and Maintenance
We have a pool of skilled TRADESMEN to work on specific job for your property. Please ask us for availability of our carpenter, masons, electricians, painters, landscapers, housekeepers, and more.

Taxes, Utilities, and other Bills
We can pay your property taxes as well as your monthly bills to avoid the hassle of long-queues on agencies and of service
disconnections.

TENANT MANAGEMENT


Leasing
We screen applicants for tenancy. We check their background as well as their capacity to pay rental for your property. We make contract with them with detailed conditions on what is expected of them.

Collection and Remittances
We collect monthly rentals and transfer it to your assigned bank accounts. You can also let us hold a part of it for your projects and repairs.

Eviction and other legal matters
When things get rough with tenants or neighbors, we will handle matters for you. We have established relations with barangay officials, police, and neighbors wherever a property is located. Our contact lawyers have this matters in their forte.

BOOKING MANAGEMENT


Online Bookings
We can divert queries and bookings to your place for a standard commission of 10% on over all bookings.

REAL ESTATE MANAGEMENT CHARGE

Below is our standard rate for our management service. Please feel free to talk to us and we can discuss it to you.

Basic Monthly Rate

  • Flat rate charged every month. This serves as the retainer fee for services done in a month that includes ocular inspection, basic cleaning, monthlypayment of bills/dues, and photo update to owner. This is for 100 sq. m. and below of floor space and/or lot area. This is also applicable to rental collections.

Initial Setup Fee

  • This is done as acceptance of contract between owner and property manager. Includes Contract, Notary, and Duplication of Keys and creation of posters and notices on the property.

    Petty cash* is separate.
    100% of the average total bill rounded.

  • Indicated minimal amount is charged on every square meter on top of the basic monthly rate , which is good for 100 sq. mtrs. of floor space.  Indicated price is per sqaure meter.

  • Percentage is on total booking cost on top of the Basic Rate. Service includes social media / online advertisement, guide to property, commission to agents, housekeeping, laundry, and setup for the following guest. Bookings from 1 to 6 nights is 40%, 7 - 15 nights is 30%, and 16 to 29 nights is 20% of the total booking cost. 70-30% Owner-Management Sharing is our default.
